Project District Eden: Design and Adjustment of an Apartment in a New Residential Complex by the Maas River – 2019

Project District Eden was a special design process where SIEdes collaborated with Gijs Peters to design an apartment in the newly constructed residential complex by the Maas River. The client purchased the apartment before construction began, providing us with the unique opportunity to adapt the layout of the apartment to the specific desires of the client, before the construction even started.

Layout Changes and Optimization

The original layout of the apartment did not fully meet the client’s requirements. Therefore, we redesigned the space to make the most of the available square footage. By revising the layout, an additional bathroom was added and a spacious walk-in closet was created. Furthermore, the living room was opened up into a modern open-plan space, making the apartment feel much more spacious and brighter. These layout changes ensured that the apartment precisely met the client’s wishes.

Collaboration with the Developer and Technical Adjustments

Since the client purchased the apartment before construction, we worked closely with the project developer to adjust the technical drawings to fit the new layout. We made the necessary adjustments in the construction plans, such as plumbing and installation modifications to accommodate the new bathroom and walk-in closet. Additionally, we visualized the apartment in 3D, allowing both the client and the project team to get a clear picture of the final result.

Integration of Classic Elements

The client, coming from a large mansion, wanted to retain his classic furniture in the new apartment. SIEdes ensured that the layout and design respected these furniture pieces while also giving the apartment modern, practical elements. Through mood boards and visual presentations, we translated the client’s vision into a harmonious and stylish design.

Custom Furniture and Ceiling Designs

Another important aspect of this project was the design of custom furniture that seamlessly fit the new layout of the apartment. We also collaborated with Plameco to design special ceiling details that integrated the ‘span-principle’ and dome elements, which not only enhanced the aesthetic appeal of the space but also improved its functionality.

Sustainable Materials and Innovation

The use of sustainable materials was a key focus in this design. The floor was made of marmoleum combined with oak edge wood, providing both a warm aesthetic and long-lasting durability and ease of use.

Project Management and Completion

SIEdes was responsible for the full project management. This included requesting quotes, managing the budget, engaging contractors, and overseeing progress. The project was completed within the agreed budget and timeline.
